Selling your home, from first walk-through to closing
Here is how a sale usually goes, and where I fit in.

1. Getting the home ready
We walk through the house together. I point out small fixes and cleanup that help a buyer see the home at its best. You decide what is worth doing. Some homes need a lot of work. Some need almost none. We also talk about timing, like when you need to move and whether you are buying another home at the same time.

2. Talking about price
I look at homes nearby that sold recently and homes that are for sale now. Then we sit down and talk through what the numbers say. The price is your decision. My job is to give you honest information so you can make it. I will tell you what I think, and I will tell you why.

3. Getting the word out
We take good photos and write a clear description. The home goes on the listing sites and I share it with other agents. We also decide whether to hold an open house. I set up showings and pass along what buyers say, so you know how people react to the home.

4. Reading offers
When an offer comes in, we read it line by line. Price matters, but so do the closing date, repairs and how the buyer is paying. You can accept, say no, or ask for changes. There is no pressure to take the first offer. We talk through each one and you decide.

5. From contract to closing
After you accept an offer, the buyer will usually have the home inspected and the lender will review it. I keep track of dates and paperwork and tell you what comes next. Closing is when you sign the final papers and hand over the keys. If something comes up along the way, I call you right away instead of letting you find out later.
What is my home worth?
This is a request, not an instant valuation. Send me the details and I will look at your home and get back to you.
